Conventional Loans

For many homeowners, conventional mortgages are the best option because they offer lower costs than other popular loan types. A conventional mortgage might be right for you if you have a high enough credit score and a large enough down payment.

Refinancing

A conventional refinance is simply a non-government backed loan used to refinance or replace an existing mortgage. With a conventional refinance, you get great rates, lower costs, and more flexibility than other refinance loan types.

Cash Out Refinancing

Cash-out refinancing replaces your current home loan with a bigger mortgage, allowing you to take advantage of the equity you’ve built up and access the difference between the two mortgages (your current one and the new one) in cash.

FHA Loans

An FHA or Federal Housing Administration loan is a government-backed mortgage. The FHA home loan program has low credit score and down payment requirements, which makes it especially attractive to first-time buyers.

VA Loans

VA loans are home loans offered and backed by the US Department of Veterans Affairs (VA) (formally Veterans Administration). Veterans, service members, and surviving spouses can get VA loans with little to no down payment and no private mortgage insurance, and they typically have a competitive interest rate.

Alt A Loans

A Self Employed/Alt A Loan mortgage is a mortgage that, for a variety of reasons, is considered riskier than A-paper, or “prime”, but less risky than subprime, the riskiest category. Due to these reasons, as well as their small size in some cases, Alt-A loans can’t be purchased by Fannie Mae and Freddie Mac. They have interest rates based on credit risk, so they range between prime and subprime home loans.
